Rooms and rates

Gudauri Hills Apart Hotel did not surface a bookable rate in our 22-week 2026 scan, so we do not publish a guide price for it. That says nothing about the hotel itself — inventory comes and goes — and the widget below checks your exact dates in seconds. As with most hotels in Gudauri, midweek nights tend to come in cheaper than weekends, and booking two or more weeks ahead widens the choice of rooms with free cancellation. The price you see after tapping “Check availability” is the live app.impt.io rate for your exact dates, not an estimate.

Good to know before you book

The booking flow is three steps: dates and guests in this page's widget, the live price on app.impt.io, and instant confirmation. Most rooms are offered with free cancellation until a few days before arrival — the exact deadline is shown next to each rate before you pay. Every confirmed booking also removes a tonne of CO₂ through IMPT's carbon-removal projects, at no extra cost to you. When comparing, note that the four-star rating reflects the hotel's declared standard; the guest reviews on this page tell you how it actually feels to stay. Prices on this page are shown in US dollars, converted from the euro rates our scans observed; the exact total for your stay, including any taxes and fees, is confirmed in the booking funnel before you pay.

Gudauri for hotel guests

It sits at roughly 2,200 metres on the Georgian Military Highway, about two hours north of Tbilisi — a string of hotels, aparthotels and half-finished blocks on treeless slopes above the Aragvi gorge. The skiing is wide, sunny and mostly above the treeline, the lift pass is cheap by European standards, and the off-piste is what brings people back. We scanned 40 properties here for 2026: rooms started around US$61 a night, with a typical from-price near US$67. Winter weekends and the New Year fortnight, of course, behave quite differently. Best hotel in Gudauri. Rooms are tidy and clean. Limited options for restaurants. Haveli Indian restaurent is available down side 1 km from hotel. Breakfast in hotel is not up to that level. Friendly staff and amazing Mountain View from balcony

The rooms were as per the advertising, clean and our apartment with a well equipped kitchenette. The beds were comfortable, however a view wasn't there from our apartment at the second floor. Do not get the apartment for 8 people, it is next to the restaurant (breakfast kitchen), as they started preparing breakfast early! Despite other reviews, we had good experience with the ski rental within the Hotel. The recommended ski-instructor by the Hotel was excellent.

I recently had the pleasure of staying at Gudauri Hills Apart Hotel, and it was an outstanding experience! The hotel itself is modern, clean, and perfectly located for enjoying the stunning views of the Gudauri mountains. The rooms were spacious and well-equipped, making it feel like a home away from home. A special mention goes to Ms. Sophia at the reception—her warm hospitality and professionalism truly made our stay memorable. She went above and beyond to assist us, from providing local tips to ensuring every detail of our stay was perfect. Her friendly demeanor and genuine care for guests…

Planning your trip to Gudauri

When to go

The lifts usually spin from mid-December to early April, though every season lives or dies on snowfall. January and February are the most reliable months: cold, dry snow and the best chance that the upper Kudebi and Sadzele lifts are running rather than shut for wind. March brings longer days, softer afternoon snow and the sunniest skiing of the year, which is when many locals think Gudauri is at its best.

Weekends are effectively a different resort. From Friday evening Tbilisi empties uphill, the queues at the gondola base stretch, the Military Highway crawls, and rooms cost noticeably more than on a Tuesday. New Year through Orthodox Christmas on 7 January is the single busiest stretch, followed by the March school holidays. Come midweek if your calendar allows: the same mountain, half the people.

Outside the season Gudauri is honest about being empty. Late April, May, October and November mean shuttered restaurants, fog and construction. Midsummer is better than it sounds — cool air at altitude while Tbilisi sits at 35°C, tandem paragliders overhead, wildflower ridges and easy day trips to Kazbegi — but expect only a handful of open kitchens and a resort that still looks half-built.

Getting there and around

Gudauri lies about 120 km north of Tbilisi on the Georgian Military Highway, which is the only road in. Marshrutkas leave Didube station through the day for Gudauri and Stepantsminda and cost in the region of 10–15 GEL, taking around two hours in good conditions. In winter, shared transfers with ski racks collect from city hotels, and a private taxi from Tbilisi or the airport typically runs 130–200 GEL.

That single road is the resort's weak point. Heavy snow, avalanche control and wind on the Jvari Pass can close the stretch above Gudauri for hours or days, police sometimes release traffic in convoys, and lorries queuing for the Russian border at Larsi clog the lower valley. Roadworks connected to the Kvesheti–Kobi tunnel add their own delays. Never plan to leave Gudauri on the morning of an international flight.

The resort is strung out over several kilometres and is far steeper than it looks on a map. Most hotels run shuttles to the lift bases in season — confirm the timetable before you book, not after. Local taxis do short hops for roughly 10–20 GEL, and walking a snowy verge in ski boots after dark is genuinely unpleasant.

If you drive up, winter tyres are required in season and chains are worth carrying; the parking areas at the lift bases fill by mid-morning on Saturdays and Sundays.

Where to stay, zone by zone

New Gudauri, the cluster of apartment towers around the gondola base, holds most of the beds. It is the practical choice: nearest the lifts, most of the bars and rental shops, and the best value per square metre in town. The trade-offs are real — cranes, unfinished blocks, thin walls, and corridors of short-let apartments that can be loud at two in the morning on a Saturday.

The older village, upper Gudauri, spreads along and above the road behind it. Hotels here tend to be lower-rise, quieter and more consistently run, several sit close enough to the old chairlift to click in near the door, and the views down the Aragvi gorge are better. You will use a shuttle or taxi to reach the gondola base.

Lower down, guesthouses along the highway towards Bidara and Kvesheti are the cheapest beds on the mountain, but nothing is walkable and you are hostage to transport. At the far end of the ski area, Kobi is quiet and inexpensive and links in by gondola — fine until wind stops the lift and you find yourself on the wrong side of the pass.

Stepantsminda, 30–40 minutes further north under Kazbek, works as a base if you want mountains rather than nightlife and accept the daily commute. Wherever you book, ask three things: how many metres to the nearest lift, whether heating and hot water are included, and whether the hotel restaurant actually operates in the month you are arriving.

Eating and going out

Eating in Gudauri means Georgian mountain staples: khinkali, ostri, mtsvadi off the coals, kharcho and khachapuri in several regional shapes. Quality is decent and portions are generous, but prices sit well above Tbilisi — reckon on roughly 2.5–4 GEL per khinkali and 50–80 GEL for two with a carafe of house wine. Hotel restaurants dominate, largely because they are the ones reliably open.

Après-ski exists, but keep expectations modest. A handful of bars in New Gudauri run DJs on Friday and Saturday and close early the rest of the week; there is no alpine promenade and very little beyond the resort itself. Mini-markets stock basics at mountain prices, so if your room has a kitchen, do the serious shopping in Tbilisi before you drive up.

On the way up or down, Pasanauri in the Aragvi valley is the traditional khinkali stop, and Ananuri fortress above the Zhinvali reservoir is worth the twenty minutes it costs. In low season, check with your hotel whether the kitchen is running at all — half board is sometimes the only sensible option in November or May.

Booking well

Our 2026 scans covered 40 properties in Gudauri. Rooms started around US$61 a night and the typical from-price sat near US$67, which tells you the resort is inexpensive by ski-destination standards. Treat those as lead-in rates for base rooms outside peak dates, not as what a slopeside apartment costs between Christmas and 7 January.

For New Year, Orthodox Christmas and the March school holidays, book months ahead and expect minimum-stay rules; a single Saturday night is often refused outright or surcharged. Late January and the second half of March are the sweet spots, with full lift operations, thinner crowds and softer rates.

Be precise about what you are actually booking. Aparthotel here can mean a serviced hotel room, or a private flat with no reception, no daily cleaning and a kitchen missing half its pans. Ask whether linen and cleaning are included, how heating is billed, and get the shuttle timetable in writing.

Finally, favour flexible cancellation. The road closes, storms delay flights and lifts stop for wind more often than the brochures suggest; a non-refundable rate that saves a few dollars is a poor trade on a mountain with one way in and one way out.
