Very disappointing experience. The rooms are nothing like the photos — they were old, small, uncomfortable, and dirty. The staff was completely uninterested, unhelpful, and never smiled. Their attitude honestly drained my energy. We weren’t informed that checkout was at 12. We returned at 1:30 PM and found the door locked. When we finally entered, the cleaning staff was already inside even though our belongings were still there. I’m currently staying in Tower 14 at Dreamland Oasis in Batumi. The staff are extremely unprofessional — they ignore guests, act careless, and are disrespectful. I requested a golf cart at 9 PM to go to my building, and they told me the service was closed. However, I saw other guests being taken at the same time, even though the cart service is supposed to run until 12 AM. There is also a serious issue with cleanliness. Planning your trip to Kobuleti
When to go
The sea season here is short and non-negotiable: roughly mid-June to mid-September, with the water warmest from late July into early September. Before that the Black Sea is bracing even when the air is 26C, and half the seafront cafes have not taken their shutters down yet. Sun loungers, inflatables and beach bars all appear on the same fortnight-long schedule.
Adjara is the wettest corner of Georgia and Kobuleti takes its full share. Expect theatrical downpours even in August, usually short, occasionally all day. From late September the rain turns serious. The humid air off the nearby marshes also means mosquitoes in high summer, so bring repellent and do not assume your window has a screen.
Late May, early June and the second half of September are the honest value windows: quiet promenade, warm days, lower rates. From mid-July the town fills with Georgian, Armenian and Israeli holidaymakers, peaking around Mariamoba on 28 August, when family-run rooms sell out and owners stop negotiating entirely.
Winter Kobuleti is a shuttered town. A handful of hotels stay open for people who come for the pine air and the emptiness, the beach is grey and beautiful in its way, and you will eat dinner in the same three places every night. If you want a coast with life in January, base yourself in Batumi instead.
Getting there and around
Batumi is the gateway. Minibuses run along the coastal highway from early morning until evening, take 35 to 50 minutes depending on summer traffic, and cost a few lari. They pick up and drop off along Rustaveli Street, the long road that runs parallel to the beach, so tell the driver roughly which hotel you want. A taxi from Batumi usually lands somewhere in the 40 to 70 GEL range, more at night.
Batumi International Airport is about 35 km south, roughly 40 minutes by road outside peak traffic. Kutaisi is around two hours away and normally means a transfer through Batumi. The Tbilisi to Batumi trains stop at Kobuleti and take five to six hours from the capital, which is comfortable and good value, but the station is out of the centre: plan on a short taxi at the end with luggage.
In town you barely need transport. Kobuleti is essentially one long street and one long beach; end to end is around ten kilometres, but most people never leave their own stretch. Bicycles are rented everywhere in summer, short taxi hops cost single-digit lari, and ride-hailing apps work with thinner coverage than in Batumi, so agree the fare first. Minibuses north to Shekvetili, Ureki and Poti leave from the highway.
Where to stay, zone by zone
The central seafront, around the park and the sea-facing stretch of Rustaveli Street, holds most of the small hotels. You get the promenade, the cafes, the market within walking distance and the shortest path to the water. It is also the noisiest part of town in August, with beach-bar music running late and cars circling for parking. Light sleepers should ask for a room at the back.
One or two streets inland the same room costs less. The trade-off is a five to ten minute walk to the sea and the Batumi highway, which carries lorries straight through the town. Rooms facing it are cheap for a reason. Ask for a courtyard-facing room, confirm that the air conditioning actually works, and check the walking distance on a map rather than trusting the listing.
The northern end thins out into pine and quiet residential lanes, close to the Kobuleti Managed Reserve and the Ispani peat bogs, which have a boardwalk and are genuinely worth an hour. This is the family end: calmer water, fewer loudspeakers, less to walk to in the evening. Beyond it, Shekvetili and Ureki are separate resorts with their own hotels and black magnetic sand.
South towards Bobokvati and Tsikhisdziri the coast lifts into low green cliffs, the prettiest stretch of this shoreline, with the ruins of Petra fortress above the sea and the tea plantations behind Chakvi. Stays here are scattered and quiet. Without a car you will spend time waiting on the highway for a minibus, and prices are not automatically lower than in town.
Eating and going out
Adjaran cooking is the point. Acharuli khachapuri, the boat with egg and butter, is a local invention and better here than in most of Tbilisi. Look also for borano, sinori, iakhni and chirbuli, plus fried red mullet and mussels along the seafront in summer. The nationwide staples, khinkali, mtsvadi and lobio, are everywhere and reliably decent.
Rough 2025 orders of magnitude: khinkali around 1.5 to 2.5 GEL apiece, a glass of house wine 5 to 8 GEL, a full dinner with beer somewhere in the 30 to 50 GEL range per person at a mid-range seafront place. The market is where the value is, with local fruit, Chakvi tea, cheese and churchkhela at a fraction of restaurant prices.
Nightlife is not Batumi and nobody pretends otherwise: a few beach bars, terraces that run until midnight, and families walking the promenade with ice cream. Shekvetili, north of town, has the Tsitsinatela amusement park and the Black Sea Arena, which brings big summer concerts. Minibuses stop running in the evening, so budget a taxi home from anything that finishes late.

Our 2026 scans covered 28 properties in Kobuleti: rooms started around US$91 a night, and the typical from-price sat near US$116. Treat those as order of magnitude rather than a quote. Late July and August push toward the top of the range; June and September sit noticeably below it, and the same room can swing by half between the two.
For the first three weeks of August, book by March or April. Peak season commonly brings minimum stays of three to seven nights, a deposit request, and part or all of the balance in cash on arrival. ATMs are concentrated in the centre, so do not arrive at a village guesthouse expecting a card terminal.
Outside the season, contact the property directly before you pay. Plenty of Kobuleti hotels are genuinely closed from October to May even when a booking site still shows availability, and many are family operations with three to eight rooms and seasonal staff who are simply not there in winter.
Before you confirm, check five things: the real walking distance to the sea, working air conditioning, hot water all day rather than in the evening only, whether breakfast is included, and the cancellation terms. The weather here is unpredictable enough that a flexible rate, usually a couple of dollars more, is worth taking.
